Tip number one. You have to make sure your team, your real estate agent is experienced and they know what they’re doing. Get good help. Make sure your real estate agent is marketing the property correctly, they’re doing open houses, and they’re reaching out to other agents in the area that may have buyers in order to sell your home. A seasoned real estate agent will explain to you exactly the reason why your house may not be selling.

Tip number two is don’t over-improve your property. I know a lot of things may seem to you like, “This is nice. Why wouldn’t someone like this?” At the end of the day, when you’re selling a property, you have to make sure you keep it very neutral. Things that you like doesn’t mean that someone else likes, and it may be costly for you to do those things, but it may not bring you value because the buyers of the property may not consider that even a good improvement.

And tip number three is actually on the opposite side of it. Make sure that you do improvements that are required. Make sure your property is in good condition, there’s no paint chipping anywhere, that when someone walks in, they don’t see a bunch of things they would like to fix. Make sure when it comes to overall shape of the property that it is in good condition.

Tip number four. Don’t forget about the curb appeal of the property. It’s very important that when someone steps out of their car to look at your home, from the moment they step out till the moment they leave your property, they’re so fascinated and they love to see your home. And it doesn’t have to be expensive fixes. A lot of these things are very simple. Taking care of your garden, the front yard, the backyard, making sure your driveway is good-looking and clean, make sure that everything inside is cleaned up and ready for someone to view. A lot of those things are super important, and I know a lot of sellers don’t consider that being important. People buy with their eyes, so it’s extremely important that they love what they see the moment they walk into your home.

Tip number six. And this one, real estate agents don’t like to talk to you about, is that your price might be too much. If you’re seeing that you’re getting showings, but somebody has still not put in an offer, you might be close to the price, but you’re not quite there. But if you’re not getting any showings at all, then you’re overpriced and you have to adjust. At the end of the day, it’s not what you want to get for the property, it’s what market dictates your property is worth. And unfortunately, that’s the truth that a lot of real estate agents don’t want to tell their clients.

And finally, tip number six is that eventually all houses sell, it just depends on the time. A lot of times, for example, right now where I’m filming this before the election time, and because of the election, a lot of people are very conservative on what they’re buying and investing.
